How to Prepare a Property Listing That Actually Gets Enquiries

Two identical properties listed on the same day can perform completely differently. The difference is almost always presentation. Here is what to get right.

Photographs do most of the work

People decide whether to read your description based on the first image. Shoot in daylight, in landscape, with curtains open and lights on. Stand in a corner to show the whole room. Tidy first - every visible object competes for attention.

  • Lead with your strongest room, usually the living space or the view
  • Include the kitchen, every bedroom, at least one bathroom and the outside
  • Do not use a wide-angle lens so extreme it distorts the room - buyers notice at the viewing
  • Avoid photographs with people, pets or clutter in them
  • Eight to twelve good images is the right number

Write for someone who is scanning

Put the facts first: type, bedrooms, bathrooms, size, parking, furnished or not, and the area. Then two or three sentences of character. Then what is nearby - beach, school, shop, main road.

Be specific. "Five minutes’ walk to the beach" is useful; "close to everything" is not.

Price it to be found

Buyers and tenants filter by price. A property priced just above a common filter boundary loses everyone searching below it. Look at where comparable properties sit and think about which searches you want to appear in.

Answer quickly

This is the cheapest advantage available and the most commonly wasted. Enquiries decay within hours. An owner who replies the same day converts far more viewings than one who replies in two days, regardless of the property.

Keep the listing current

If the property is taken, mark it. If the price changes, update it. Nothing damages trust faster than a listing that turns out to be unavailable, and it is the single most common complaint about property sites anywhere.
