Agency commission is the largest avoidable cost in most Mauritian property transactions. This article explains where it comes from, what it costs, and what changes when owners and buyers deal directly.

What commission costs in practice

Agency commission on a sale is conventionally quoted as a percentage of the sale price. On a property of a few million rupees, a couple of percent is a large absolute number - frequently more than every other transaction cost combined. On rentals, commission is commonly charged as a share of the rent.

That money buys marketing, viewings and negotiation. Whether it is worth it depends entirely on how much of that you are willing to do yourself.
