The Best Regions to Rent or Buy Property in Mauritius

Mauritius is about sixty kilometres across, but where you live changes your daily life completely. This is an honest comparison of the five regions, including the drawbacks.

North - Grand Baie, Pereybere, Trou aux Biches

The most developed part of the island for newcomers. Restaurants, nightlife, clinics, shopping and the largest international community. Property is plentiful and turns over quickly.

The trade-offs are price and congestion. Grand Baie in high season is busy, and the roads show it. If you want quiet, look slightly inland or further along the coast.

West - Flic en Flac, Tamarin, Black River

Drier than the rest of the island and popular with families and long-stay residents. Excellent beaches, good schools nearby, and a strong community around Tamarin and Black River.

Prices in Tamarin and Black River have risen substantially. Flic en Flac offers better value but is busier and more built up.

Centre - Ebene, Quatre Bornes, Moka, Curepipe

Where much of the island actually works and lives. Close to the Ebene business district and Port Louis, well served for shopping and schools, and consistently better value than the coast.

It is noticeably cooler and wetter on the plateau, particularly around Curepipe. Some people love that after a few months of coastal humidity; others do not.

East - Belle Mare, Trou d’Eau Douce, Poste de Flacq

The most beautiful beaches on the island and a much slower pace. Good value for space compared with the north and west.

It is quieter in every sense - fewer restaurants, fewer services, and a longer drive to almost everything. It is also windier, which is excellent for kitesurfing and less so for calm swimming.

South - Mahebourg, Souillac, Bel Ombre

The most affordable region and the most authentically local. Dramatic coastline, strong community, and a genuine sense of the island as it was.

Services are the most limited here and the drive to Port Louis is long. It suits people who want space and quiet more than convenience.

How to choose

Rank three things honestly: your commute, your budget, and whether you want community or quiet. Almost everyone who is unhappy with where they live in Mauritius optimised for the view and ignored the commute.
