Rent before you buy

Almost everyone who moves to Mauritius changes their mind about where they want to live within the first year. Renting for six to twelve months lets you learn the island - the traffic, the microclimates, the difference between the coast and the plateau - before committing capital.

Choosing a region

North

Grand Baie, Pereybere and Trou aux Biches. The most developed for newcomers: restaurants, clinics, international schools nearby, and the largest expat community. Also the busiest and the most expensive.

West

Flic en Flac, Tamarin and Black River. Drier, popular with families, good beaches, and a strong long-stay community. Quieter than the north.

Centre

Ebene, Quatre Bornes, Moka and Curepipe. Cooler and wetter, close to the business district, generally better value, and practical if you work in Ebene or Port Louis.

East and South

Belle Mare, Trou d’Eau Douce, Mahebourg and the south coast. The quietest and often the best value, with the trade-off of longer drives to services.

Renting from abroad without getting caught out

• Insist on a live video walkthrough rather than a recorded one
• Speak to the owner directly by phone or WhatsApp before committing
• Never pay a large deposit before you have a written agreement
• Be sceptical of any listing priced far below comparable properties
• If possible, book short-term accommodation first and view in person before signing a year

Practical matters

Furnished rentals are common and often the easier option for a first year. Confirm exactly what is included. Electricity is billed by the CEB and water by the CWA; ask whether these are in your name or the owner’s. Air conditioning is the largest variable in a Mauritian electricity bill, so ask about typical costs if the property is air conditioned throughout.
