Price it against reality, not hope

The most common mistake owners make is anchoring to what they paid, or to what a neighbour is asking. Neither is evidence. What matters is what comparable properties in your area are actually selling for now.

Look at listings in your region with a similar size, condition and plot. Watch how long they stay listed. A property that has been on the market for months is priced above the market, and repeating its price will get you the same result.

Prepare the property before you photograph it

  • Declutter every room - buyers are trying to picture their own things there
  • Fix the small visible defects: cracked tiles, dripping taps, a door that sticks
  • Clean the outside as carefully as the inside; kerb appeal decides whether people come in
  • Cut back the garden so the plot boundaries are visible
  • Open every curtain and shoot in daylight

Photographs sell the viewing

Your photographs are not trying to sell the house. They are trying to earn a viewing. Shoot in landscape, in the morning or late afternoon, with the lights on and the windows uncovered. Lead with the strongest room. Include the kitchen, the bathroom and the outside - buyers distrust listings that hide them.

Take more photographs than you need and choose ruthlessly. Eight excellent images will out-perform twenty mediocre ones.

Write a description that answers questions

Reply quickly. Interest decays fast, and a buyer who waits two days for an answer has usually booked something else. Be honest about defects; a buyer who discovers a problem you concealed will walk away, and rightly.

For viewings, arrange them in daylight, have your documents in order, and let people look without hovering.

Completing the sale

Registration duty and land transfer tax apply to property transfers, and the rates and exemptions are set by law and can change, so confirm the current position with your notary or the relevant authority rather than relying on a figure you read online.
