A well-run holiday rental in Mauritius can earn considerably more than a long-term let, but it is a hospitality business rather than a passive one. This guide covers what actually drives bookings and reviews.

Understand the seasons

Demand in Mauritius is strongly seasonal. The cooler, drier months from roughly May to November are the peak for European visitors, while the southern-hemisphere school holidays drive separate spikes. January to March is the cyclone and rain season and demand softens.

Price accordingly rather than setting one rate all year. A flat rate leaves money on the table in peak season and leaves you empty in low season.

What guests actually judge you on

  • Cleanliness, which outweighs almost everything else in reviews
  • Accurate photographs - a property that looks better online than in person guarantees a bad review
  • Reliable air conditioning and hot water
  • Working, fast internet
  • Clear arrival instructions and a responsive host
  • Mosquito screens and, if relevant, a safe pool

Presenting the property

Holiday guests book on photographs more than on text. Shoot in bright daylight, include the outdoor space, the pool if there is one, every bedroom, and the kitchen. Show the view honestly. If the beach is a ten-minute walk, say ten-minute walk.

Write a short, factual description covering how many it sleeps, the bed configuration, the distance to the nearest beach and shop, and what is provided.

Guest communication

Reply fast - holiday enquiries go cold within hours. Send arrival instructions before the guest travels, including directions that work offline. Leave a short house guide covering the wifi code, the air conditioning, the water, rubbish collection and a local contact number.

Compliance

Tourist accommodation in Mauritius is regulated, and operating a holiday rental may require registration or a licence depending on the type and scale of what you offer. Requirements are set by the Tourism Authority and related bodies and do change. Confirm your obligations with the relevant Mauritius authority before you start letting.
